Reston Real Estate Market

The community of Reston, Virginia is located in Fairfax County, about 20 miles west of Washington, DC. Reston is home to approximately 60,000 residents. Encompassing about 16 square miles, the community uses zip codes 20190, 20191, and 20194.

Median home prices in Reston are in the upper $400s, averaging just under $300 per square foot. About 60 percent of Reston residents are homeowners, and the median rent cost is around $1,700 per month.

Reston is made up of five neighborhoods: Reston Town Center, which features condos and townhomes; North Reston, with a mix of condos, townhomes, and single-family real estate; Lake Anne, which has mostly condos and townhomes; Uplands, with single-family homes and townhomes; and South Reston, which features condos and single-family homes with lake views.

Single-family homes in Reston start in the mid $400s for three bedrooms with about 1,800 square feet of space. At the high end of the market, there are several properties priced above the million-dollar mark, most of which feature four to five bedrooms and more than 4,000 square feet of living space. Condo and townhome prices range from the low $100s for one-bed, one-bath units with less than 700 square feet to luxury, high rise condos priced over $1 million.

Reston was developed in the 1960s, so homebuyers won’t find many historic properties here. However, some of the original mid-century structures occasionally appear on the market, such as classic ranch single-family homes or updated condo units.

Because Reston is a planned community, it doesn’t have new construction builder subdivisions like other municipalities. Prospective homeowners seeking these types of neighborhoods will find what they’re looking for just outside Reston limits. In Meadows at Great Falls, Carr Homes offers huge floor plans from the upper $1 millions. At Summerhouse Landing in Herndon, real estate by NVHomes is priced from the low $1 millions, while Line K at Thompson’s Grant in Ashburn features homes by K. Hovnanian from the low $2 millions.

Reston Community Amenities

Reston was designed with the comfort and convenience of its residents in mind. There are bountiful opportunities for outdoor recreation, including several large parks; pedestrian, bike, and horse trails; four lakes offering paddle sports; several tennis courts; more than a dozen public pools; and two golf courses. The community has a farmers market and museum, and it hosts cultural events throughout the year. Wolf Trap National Park for the Performing Arts is just four miles away.

The cost of living in Reston is 44 percent higher than the national average; however, the median household income of $110,000 is more than twice the national figure.

Reston School Information

Children of Reston residents attend Fairfax County Public Schools. Reston has 10 elementary schools, a junior high school, and a high school. Several of these schools receive a perfect 10 of 10 score from the school ratings website GreatSchools.org, and many other receive excellent scores of eight or nine of 10. There are also numerous private schools in Reston, including Academy of Christian Education, Edlin, and several Montessori schools.

Colleges in the area include a campus of Northern Virginia Community College, a campus of Marymount University, and a University of Phoenix location.
